Social Programs 

Smart Growth is another Socal Program Sprawl is where people elect to live. Smart growth is where Planners want you to live.

This is the only statement in the entire article related to housing and it does NOT mention Smart Growth or advocate Urban Sprawl anywhere!

If you look at Smart Growth today, it's not about building large pubic housing projects for low income blacks and hispanics. It's more about building middle-class housing for upper income families. Today, the average codo/coop in a "Smart Growth" neighborhood will cost over 170K! In other transit connected towns, these condos can easily exceed 300K for two bedrooms!

Unfortunatly, low income Blacks and hispanics will not be able to afford housing in "Smart Growth" communities.

Bottom line. Some of the most expensive communities in the coming furture will be those that have taken "Smart Growth" into consideration with the price of available housing in the burbs continues to skyrocket. With easy access to commuter rail and lightrail, these hot bed communities will fill up rather quickly as our highways become cloged with traffic.

In Silicon Valley transit gets 80% of transportation funds and provides 1.1% of passenger miles and hopes to get to 1.7% by 2020 at which time 90,000 auto trips a day will not be possible to be made because of road congestion as presented in VTA2020 Plan.
